-
Visalia is located in the heart of the San
Joaquin Valley.
Situated between California’s largest urban areas – San Francisco
and Sacramento to the North, Los Angeles to the South — Visalia
is nestled between the magnificent Sierra Nevada Mountains to
the east and the Coastal Mountains to the west. Visalia is the
oldest
city between Los Angeles and Stockton.
- Visalia’s central
location benefits industries serving
California and the western United States. This location
makes it possible for delivery services to offer distributors
one-day guaranteed
overnight ground delivery service to 99 percent of
the state’s
zip codes and large portions of Nevada, Oregon, and Arizona.
- Visalia
remains one of California’s fastest
growing cities.
This is a reflection of the community’s quality of
life, affordability, and easy access to retail outlets
and services.
- Visalia’s market
trade area covers parts of three counties,
encompassing nearly 500,000 people within a 25-mile radius.
Visalia benefits from a “regional draw” that
generates retail sales over twice that expected from a
city of its size.
- Visalia
is the county seat of Tulare County, the top dairy and
milk-producing county in the nation and the second most productive
agricultural county in the world, with more than 250 different
commodities.
- Historic Downtown Visalia,
located in the heart of the city, is a thriving business
and social locus. Recent renovation
efforts
in the downtown area reflect the city’s commitment
to maintaining the quality of life, community spirit,
and retail
health of the
city. Downtown merchants participate in a voluntary improvement
district to finance environmental and business improvements.
The Property-Based Improvement District (PBID) targets
needs such as
parking, traffic circulation, streetscape improvements,
maintenance, security, economic development, and marketing.
Home to the
Kaweah Delta Health Care District, the City of Visalia,
and several
other large private businesses, downtown is also the
financial center
of Tulare County and home to more lending and banking
opportunities than any other retail center in the area.
- Visalia’s housing
prices are significantly lower than other areas of California.
The annual median existing single-family
home price for the Central Valley is currently $261,000. There
are a wide variety of housing types as well as innovative programs
to provide affordable housing.
- Visalia is in the middle of a major
building boom. The city has issued record numbers of building
permits in each of the last
3 years. This year will be another record setter with approximately
1,400 permits (1,300 housing; 110 commercial) expected to be
issued at a combined estimated valuation of over $300,000,000.
- Visalia and its surrounding areas offer an abundance of community
and leisure activities. The nearby Sierra Nevada Mountains
provide year-round opportunities for outdoor recreation and enjoyment
in the national parks, forests, foothills, lakes, and rivers.
- Visalia is the medical
center of Tulare/Kings Counties. With
Kaweah Delta District Hospital, two major medical clinics,
and a variety of physicians and health specialists, Visalia has
become
a major center for the delivery of health care services and
offers more medical services than most communities of its size.
Kaweah
Delta Health Care District is presently undergoing a multi-million
dollar renovation of its facility to provide even greater services
to the community. Specialty facilities include cancer care,
rehabilitation services, mental health care, and heart care services.
- Visalia’s climate is
characterized by average annual temperatures between 74.5°F
and 49.8°F. However, summer
temperatures can hit the 100°s and winter night temperatures
drop into the 30°s. Because of its low rainfall and warm
temperatures, Visalia’s
climate is often classified as Mediterranean. The rainy
season is October through April.
