
Visalia’s residential and commercial/industrial prices are
significantly lower than other areas of California; when compared
to communities throughout the west, they again are well below average.
Businesses looking for new facilities are turning to Visalia and
the Central San Joaquin Valley as a cost-effective alternative.
- The Visalia Industrial Park
is located at the northeast corner of State Highways 99 and 198 – the major highways through
California’s
Central Valley.
- Visalia’s Industrial
Park was designed and built for heavy traffic. Recent and planned improvements
will result in separated,
four-lane access from the Industrial Park to the freeway system
along multiple routes.
- Residential and retail commercial operations
have been restricted within and around the Industrial Park,
allowing it to develop and
grow without conflict from adjacent property owners.
- Industrial
land cost, based on 5-10 improved acres, range from $.80 and
$2.50 per square foot. Similar industrial land in the Inland
Empire runs between $3.75 and $4.50 per square foot and in the
Los Angeles or South Bay regions at $8.00 to $10.00 per square
foot.
- Construction costs in
Visalia remain highly competitive at $15.00 - $20.00 per square
foot for a building only; $30 - $40
per square
foot inclusive.
- Low rent also makes Visalia
desirable as an industrial site. Newly constructed, class A industrial space rents for $.28
- $.34 triple
net per square foot.
